Designed by Brian O’Looney as Partner-in-Charge while at Torti Gallas, Notch 8 is an anchor for The Exchange at Potomac Yard, the vibrant mixed-use, transit-oriented town neighborhood located in Alexandria, Virginia. This project exemplifies thoughtful urban design by integrating seamlessly into its surroundings, and in response to zoning requirements, is authentically broken down into multiple building identities to fit in appropriately with its lower-scaled neighboring structures.  Spanning a 1.9-acre site, Notch 8 combines residential and retail spaces to create a dynamic and inclusive community. The development features:

Designed with connectivity and sustainability in mind, the project integrates a Bus Rapid Transit station on-site and benefits from its proximity to the recently opened Potomac Yard Metro station, offering Yellow and Blue Line service. These transit-oriented elements, combined with its LEED certification, emphasize Notch 8’s commitment to environmental stewardship and urban accessibility.
